Window Sash Repairs

Check the windows sashes regularly for any damage, mildew and mold. You can save the cost of repairs in the future by catching problems early on, before they become too much.

The sash is an interior frame that moves upwards and downwards in windows that are open. This article will show you how to make several easy repairs to your sash.

Weather Stripping

Wooden window sashes can add an elegant appearance to your home. They are also durable and can last many years if they are properly maintained. However, they can be damaged or degrade over time due to exposure to the elements and wear and tear. Sash repair experts can restore windows back to their original condition and maintain their beauty longer than replacement windows.

Weather stripping is the primary aspect to consider when you are repairing sash windows. It's located on both the frame and the sash. It could cause drafts if worn or loose. To fix it, start by determining the brand of your window and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Then, take the sash off and mark its width and height, so you can find the appropriate weather stripping replacement to match.

Then, remove the sash from its holder, and place it on an even surface that allows you to access all four sides. If your sash was double-hung, take out the weights with their ropes that should fall into the pocket within the jamb lining. After removing the sash with the utility knife, you can remove the weather stripping that was left by hand or using a putty knife.

After the sash has been cleared it is time to replace the parting stops. These are long pieces that separate the sashes. Pam prefers to use the standard 1/2-inch by 3/4-inch window trimmings from the lumberyard. But, you can also use for a scrap piece of lumber.

After removing the stopper for the parting and cutting it to length and then apply a thin layer of glazing compound on the bottom of the sash. Smooth it out using your putty knife, then let it dry for at least a day. After the putty has completely dried and dried, you can apply a topcoat of acrylic. This coating will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that holds the window repair sashes can wear out over time and with use. This could result in the window or door that is difficult to open or close. Due to hinges that are sagging, and a general lack in energy efficiency, older windows especially in older houses, could be difficult to open and close. Sometimes, a few simple fixes can help these windows function smoothly and help homeowners save money on energy bills.

It is important to have the tools you require before you start. Begin by marking the position of the hinge channel on the frame using a pencil (Photo 1). This will help you to position the channel in the correct location after you've completed. Then, remove the sash and remove the hardware, including the parting beads (Photo 2) and the chains or cords that secure it. Soften any hardened putty with an electric heat gun set to medium and equipped with an shield to block the nozzle. Take off the old sash and put it in a labeled bag.

Sash Weights

Sash weights can be replaced to improve the operation of your window sash and decrease energy costs. Sash weights are heavy lead or iron cylinders enclosed in a hidden cavity and attached to the movable window sash using rope. These weights provide counterbalance that allows the window to be shut and opened without the use of electrical or mechanical devices. The sash-weights are typically neglected or ignored by homeowners and then turned into scrap when they break; therefore you may have to find replacements.

A weight from a sash that fell out of the cavity is difficult to retrieve It is therefore important to find a replacement that fits correctly. You will also require a new piece string, a length of sashcord and a few sashpulleys for tying the new weights to the cord.

Mortise and Tenon joints can be used to join older wood windows. The wood pegs that hold the components together can be removed by a pin punch and hammer. Most of these pegs have an enormous diameter on one side and a smaller size on the other, so it is important to remove the small-diameter sides first. Sashes made later in the century made use of glue instead of pegs and can be separated by cutting the glue line with an instrument, and then tapping the mortised area loose with mallets.

The first step to replace sash cords is to locate and remove the access panels in the jambs. They are typically installed by screws or nails and must be removed or moved. It may be possible to remove them with an axe or hammer, but it is always better to lay out dust sheets before beginning any work.

After you have removed the access panel, you can begin to work on the sash. Utilize a flat bar or chisel to pry the narrow partsing beads out of their grooves. They are typically wedged into or nailed, but they can be removed and it's worth your time here. If the sash remains in place, pull the mortise-and-tenon joints out using a hammer or screwdriver and then remove each wood peg. The sash should be able move freely, however it may need some lubrication to make it feel less stiff.

Take a measurement of the length of the sash chain or sash cord required to reach the sash slot on the bottom of the pulley on the top of the jamb. Cut the cord or chain and fix it as described in Step 6 above. You can use a hammer and screws or nails, but nails are less likely to cause damage.

Unless you've bought an upgrade kit to replace the old counterbalance system it's recommended to keep the original weights for balancing in place. They're not costly and are easy to install if you purchase them from salvage shops for architectural use. Based on the size of your window, two or three sash weights may be needed to keep the sash in an open position.
